The key to insuring an on-time, on-budget project is strict attention to project management discipline underwritten by regular, effective communication. Project Management to us is the use of the right processes by the right people and as such you will have a team working with you to insure the successful completion of your project. Our Project Management team consists of Sport Nobles, the assigned Project Superintendent, independent inspectors as required, and our accounting department. Each team member has a passion for their job and an absolute dedication to your satisfaction. Our overall Project Management methodology is divided into three separate phases as described below. Pre-construction PhaseOften ignored by others, we believe that the Preconstruction Phase is the most important in insuring a successful project. During this phase we will: ![]()
Construction PhaseDuring the Construction Phase your Project Superintendent will be responsible for the daily supervision of Sport Nobles Construction employees and the coordination of subcontractors. By consistent, personal supervision your Project Superintendent will be able to manage changes in scheduling, provide quality assurance throughout the project, and be able to provide you with up-to-the-minute status of your project. Additionally, because residential construction is a fluid process, your Project Superintendent works with you to identify and quantify any scope changes to insure that all your needs are being met. Your Project Superintendent will provide you a monthly project report that includes the following topics: · Executive Summary with a dashboard showing current performance for budget, schedule and scope · A list of scheduled milestones and deliverables with forecasts for each · A Budget Report detailing expenses (estimated and actual) and an estimate to complete. The Budget Report also lists and scope changes with costs and progress. · Project Risk Management Status where we list actions (or inactions) that pose a risk to the project and the steps taken to mitigate the risk on your behalf. (An example of a risk element might be that a delay in the structural drawings will adversely impact the schedule.) · Change Order Status report recapping any changes to the initial scope with schedule modification. (All Change Orders are approved by you before work commences.) · Accomplishments and Plans report listing activities conducted during the month and planned activities for the upcoming month. Throughout the construction of your home, Sport Nobles Construction provides an unmatched suite of inspections and quality assurance programs. These include our: · Regular walkthroughs with your Project Superintendent at each stage of construction, where we make a list of everything that needs to be changed. · Onsite walkthroughs with Sport Nobles every other week. Sport personally meets with you on the jobsite at regular intervals to ensure your complete satisfaction with all facets of the project. · On complex projects, we use a 3rd party inspection company for major stages (e.g., pre-slab pour, electrical, and mechanicals) to provide another “pair of eyes” and to ensure the quality of our work. · Continuous Punch List System that allows us to track each trade and review their punch list at each stage of construction. This eliminates costly errors and rework. Post-construction PhaseWhen the last worker has gone, it is time to enjoy your new home. But it is also time to revisit the project to make sure that all of your needs have been met. To do so, we provide: · An “End of project” management inspection and project review with Sport. · 6-, 11- and 23-month quality assurance inspections. Sometimes you need to live in your home for a while before you notice minor cosmetic needs. Sport Nobles Construction’s online warranty request system allows you to log any items that need attention, which we then come out and take care of on your quality inspection date. · A 2-year Home warranty. We offer a comprehensive 2-year home warranty to further insure that you get the home you deserve. Only through consistent, effective communication can we insure that you receive the quality project you expect. We employ three different communication strategies outlined below to allow you to choose the one(s) that best suit your style and schedule. Internet CommunicationWe rely heavily on Internet communication because it provides the most reliable and available communication vehicle. Our website (http://sportnobles.com) is available at any time to provide information about the company in general, but more specifically, it is a portal to your job as described below. Your Private EntranceYou will be assigned a password-protected “private entrance” with the following features: · Progress photographs. We begin shooting digital photographs on the first day of the job and don’t stop until the last worker leaves. We compile digital slide shows at different stages of the project so that you can see the progress that is being made. And because we will take many shots from the same vantage point, you will be able to see a “digital transformation” take place. · Monthly Project Status Reports. As noted below, your Project Superintendent will meet with you each month to review the report in person. In addition, the report is posted in your portal for access at any time. · Monthly Invoice. Monthly invoices will either be emailed or sent by the US Postal Service (your choice). In addition, each invoice will be posted in your portal for easy access. Email CommunicationWe rely heavily on electronic mail to conduct our business. Each of our Project Superintendents is equipped with a laptop and a cellular wireless card to insure easy access to the Internet from any point in the field. When you and your Project Superintendent meet you will be provided with his or her email address and telephone number in addition to the email address for the accounting department. While telephone access is always available we are finding that email communication is becoming the preferred method for most of our clients.
Telephones
Your Project Superintendent is the critical link into Sport Nobles Construction. He or she will be available on cell phone during normal business hours. Please note that because our Superintendents spend virtually all their time in the field with our clients, you may be asked to leave a voice message. All effort is taken to return calls with two hours. A second, and often more comforting, telephone number to call is that of our central office. Our office staff is well-trained and equipped to handle most issues on the phone. They can quickly direct you to the right person and if that person is unavailable, the staff member will take responsibility to resolve the issue and report back to you. In Person MeetingsWe believe that nothing is more effective than one-to-one communication in person. To reinforce that, we schedule regular onsite meetings including: · Pre-construction meeting to begin the estimating process · Project kickoff meeting with your Project Superintendent to go over all details of the project with special emphasis on schedule and budget · Biweekly meetings with your Project Superintendent · Monthly Project Status meetings with the Project Superintendent and Sport Nobles |
